For Sale By Owner? How To Attract More Buyers

When you want to sell your house, you really have two options: you can either go with a licensed broker or you can try to sell your house on your own. One of the biggest reasons why homeowners choose to sell their house on their own is because they don't have to pay a realtor commission, which can be tens of thousands of dollars. The tricky thing about selling a house by owner, however, is that it can sometimes be difficult to attract buyers. To help you not only avoid having to pay realtors fees but to sell your house quickly, there are a few things that you can do.

Use a Flat-Fee MLS Listing

The multiple listing service or the MLS is a website that realtors have access to, and it shows all of the houses that are on the market. Realtors then take all of this information and share it with their clients to show them properties. It used to be that the only people who would have access to list on the MLS were licensed realtors, but there are now services called flat-fee MLS listing services that can help people, like you, sell your home without having to use an agent. Depending on the service that you go with, you may just have to pay a one-time fee to have your home listed online. You will, however, be in charge of things like taking your own pictures to put on the MLS.

Have Open Houses Right Away

The weekend that you list your home, make sure that you throw some open houses. The more foot traffic that you get through the door in the first few days that your home is listed, the better. When throwing an open house, try to advertise it on social media, in your neighborhood with fliers, and then have big signs that passersby can see on the day of the open house.

Before you throw your open house, make sure to have your house as clean as possible and try to have someone babysit your animals and children. Remember that the goal of having a showing is to have the potential buyers see themselves in your home; if there are distractions like kids or pets then they may have a hard time doing that.
